What kind of properties are they investing now? We have asked a large number of Asian investors what they think about the US residential investment market today, there are very interesting findings depending on what types of investors you are asking. In general, there 3 types of Asian investors you can approach: First, Asian investors already living in western countries, mainly Canada, US, Australia, New Zealand and UK. These investors are not a small group and are highly influential to other investors based in Asia. The Chinese speaking communities based in these countries, for instance, already add up to more than 4 million in North America, and another 1 million in Australia & New Zealand, it’s not a small population to ignore. Second, are the Asian investors based in Asia. Take Chinese speaking investors as a comparison, these are investors from China, Taiwan, Hong Kong and many parts of SE Asia. Investors in this category have different demand & requirements from the first group; they are investing in international properties for both investment and immigration purposes, many are looking to buy $1 million+ investments to fulfill their US immigration requirements; also to establish property investments as their “business”, again, to fulfill their immigration purpose; as well as for their families to relocate to North America. Third, Asian real estate and investment institutions. Interestingly, the survey shows that Japanese and Korean investment institutions now lead the non-residential investments in North America, Japan continues to take the top 3 spots in terms of investment activities, with Korean institutions now taking a large number of billion plus commercial buildings in New York, Chicago, Boston and San Francisco. Institutions from Chinese speaking institutions are also catching up – although, there seems to be more interests in residential, multi-housing communities and land developments; as well as some hotels at this stage. Shopping malls have been a popular asset from local Chinese investors as well, as they feel shopping malls are often better opportunities because of the long term lease in place by major retailers. So these are the 3 types of investors you can consider if you are looking for potential international / Asian investors. There is no shortage of Asian investors interested in US properties, either for capital growth or rental yield reasons, as well as for their own short-term or long term own use or immigration requirements; it is certainly a community that is known to have special passion in real estate investments.
